Asphalt maintenance is important in conserving the life of your asphalt and is the most efficient way in keeping your driveway in the best shape for a lengthy period of time. Sealing and fixing the cracks in your driveway can and will save you hundreds and even thousands of dollars because those small cracks can really damage the base of your asphalt resulting in potholes and cavities. There are two types of sealing products, water-based and oil/petroleum based which is an asphalt cutback sealer. Many contractors use water-based products, which is easily applied by a roll on method and dries faster; however, it dose not last. It covers the surface of the asphalt, it does not penetrate it, therefore it does not prevent the aging of the asphalt pavement nor does it stops the cracking from appearing. These are the products that many home hardwear stores sell and also many contractors use because its cheap. As your driveway ages it looses its black colour, why? The sun and ultraviolet rays causes it to dehydrate and age faster. Oil and petroleum is a major ingredient of asphalt. The best solution is asphalt cutback based products at the right amount. Asphalt cutback sealer does the job to protect your asphalt from salt, rain, snow, oil and gas spills as well as other chemicals. It prevents and slows down the aging process, prevents the pavement from cracking. Thats the product that we use at Bartha Paving. First we use chemicals to remove any existing engine oil or gas spills from your old asphalt, then we fix all the cracks and/or potholes using liquid crack fillers and hot-asphalt. We will apply a coat of asphalt cutback sealer with a high pressure sealer unit to insure that you have the best quality driveway you can enjoy for a very long time.
